🛠️IMPROVEMENTS

  • Arizona PQF Document Update: The latest version has been implemented.

  • Editable Sonar Forms: Forms can now be modified after downloading.

  • Accurate Loan Amounts: View and enter the non-rounded Total Loan Amount.

  • Expanded Income Types: Added support for:

    • Foster Care

    • Unemployment

    • Accessory Unit Income

    • Trust

  • Seasonal Employment Indicator: Flag employment as seasonal or not.

  • Flexible Property Units: Modify "Units" for more property types, including Condo, Coop, HOA, Townhouse, MultiFamily.

🚀New Features

AI Processor – Now Live!

Sonar’s AI Processor is officially out of Beta and activated for all clients. It includes:

  • Automated Document Organization: AI classifies, describes, and organizes uploaded documents.

  • Condition Matching: AI links documents to loan conditions, saving manual effort.

  • Important Note: The AI will not auto-satisfy conditions.

  • Receive email notifications summarizing newly uploaded document

AUS: Fannie Mae - Desktop Originator (DO)

Sonar now has a direct Fannie Mae-DO integration, which allows for a faster, more seamless evaluation of loan eligibility.

Run Fannie Mae (DO) on a file:

  • Run all submission types (Preliminary, Interim, and Final)

    • You must have at least 1 sponsoring lender set up in your Fannie Mae account to run findings for Interim and Final Submission

  • Re-run the same case as you update the loan file

  • To create a new Case for an existing loan, select "New case ID" from the dropdown.

  • Running FHA Loan Scenarios: When running findings for an FHA Loan, if you select a lender where the FHA Lender ID is unknown you will be prompted with this dialog. Simply put in the FHA lender ID and click save.

Viewing Results & Resolving errors

  • View past runs and case history in the Report History table.

  • A new error resolution table provides codes for faster troubleshooting.

Subordinate Financing

  • Creating and managing subordinate loans can now be done via the Liabilities tab.

    • To add a proposed subordinate loan navigate to to the Liabilities tab

    • Select the Status of `Proposed` which will allow you to create a subordinate loan for a mortgage and/or HELOC

Construction/Renovation Support

  • Enter Construction/Renovation details from the transaction tab

  • Click the toggle for Construction/Renovation loan, to have the Construction Loan Details section appear

Government Loan Details

On the transactions tab, when the loan type is VA or FHA, an expanded section will appear titled "VA Details" or "FHA Details."

  • VA Details:

    • Now you can enter additional details such as "VA Residual income", VA Tax Deductions

  • FHA Details:

    • When MCC is present on the loan, it will be added to the Expense for calculating DTI

Subject Property & REO Updates

  • Expanded Condo Support: Enter detailed condo/co-op information from the Property tab.

    • DO/DU Mid-Rise Project Type: Selecting any other Project Design Type may trigger a warning.

  • Title Information: Record how the title is held and included in Mismo exports.

  • REO Tab Updates:

    • Differentiate between current and intended occupancy. The page is organized by the intended occupancy type of the REO

Product Tab updates:

  • Affordable Loan Program support:

    • For Fannie Mae DU/DO you will only be able to select 1 program from the dropdown

    • For LPA select 1 or many loan programs from the product tab


🐛 Bug Fixes

  • FE Ratio Fix

  • Resolved the issue of Subject Property liability is not getting deleted when mortgage/heloc liability is switched from proposed/tied to subject to open/tied to reo for a purchase

  • Mismo Export fixes
