Overview
When a loan is updated in United Wholesale Mortgage's (UWM) EASE portal, Sonar automatically brings those changes back into the loan file — so your loan in Sonar stays in step with UWM without anyone re-keying data.
This article covers loan-data syncing (loan terms, property, borrower, fee, and title details). For how UWM loan statuses and key dates flow into Sonar, see the UWM Integration article.
Note: The UWM integration is enabled for your company by Sonar and is being rolled out gradually. Once your UWM connection is active, loan-data syncing runs automatically. To request UWM, or to adjust your sync settings, email [email protected].
When does loan data sync?
Sonar refreshes loan data from UWM whenever the loan reaches one of these UWM statuses:
Wholesale - Underwriting
Wholesale - Approved With Conditions
Wholesale - Clear To Close
Collateral Sent to Warehouse
These are the checkpoints where UWM's copy of the loan is most likely to have changed, so Sonar syncs at each one.
What data syncs from UWM
Area | What's kept in sync |
Loan & terms | Base loan amount, mortgage type, transaction type, lien position, note rate, APR, loan term, amortization term, interest-only period, balloon amount, buy-down details, prepayment-penalty details, negative-amortization indicator |
Property improvements | Alterations / improvements, energy (clean-energy) improvements |
Subject property | Purchase price, estimated & appraised value, offer status, property type, occupancy, estate type, number of units, year built, purchase date, full address, PUD / project details, tribal-lands indicator, title method |
Housing expenses | Property taxes, insurance, HOA dues, other housing expense, gross rental income |
Borrowers | First / middle / last name, suffix, date of birth, demographics (gender, ethnicity, race, language), declarations, dependents & ages, relationship type and the state it was formed in, phone, housing counseling |
Title | Title vesting, owner status, and title holders (added or updated) |
Fees | Broker fee, funding fee (VA funding fee / FHA UFMIP), purchase credit |
Identifiers | Agency case number, lender loan number |
If UWM changes the loan's product or program, Sonar re-matches the loan to the corresponding product. This can update rate-structure details such as amortization type and ARM adjustment periods, and any such change is recorded in the Audit Trail.
How Sonar protects your existing data
The sync is built to update your loan, never to wipe out your work:
Missing information is never deleted. If UWM's file doesn't include a value — for example, title details — Sonar keeps what's already there.
UWM's values take precedence where they're provided. When UWM sends an updated value, it replaces the matching value in Sonar.
Every sync is recorded in the Audit Trail. Each sync writes a single entry, "Loan data synced from UWM," that lists every changed field with its before and after value. (A sync that finds nothing to change still logs an entry.)
Borrowers are matched by Social Security Number. A borrower is only updated when their SSN matches, which keeps changes on the correct person. If an SSN doesn't match, that borrower isn't updated. Borrowers are never added or removed by the sync.
Which loans are skipped
To avoid disturbing loans that shouldn't change, the sync automatically skips:
Loans that are archived or deleted
Loans in a terminal status — Closed, Adverse, Withdrawn, or Incomplete
