How to generate a title order to send to your title agent

Sonar generates a title order document that you can send directly to your title agent. The flow is the same for both purchases and refinances.

Heads up — what changed in 4.1.0.0

Title Companies used to live on a separate "Services" tab. They've moved into your standard Contacts as Title Agents (Business Type: Title Agent). Anything you previously had on the Services tab has been migrated automatically — you'll find them under Contacts. From now on, you add a title agent to a loan the same way you add any other team member.


Step 1 — Add a Title Agent to the loan team

Open your loan and go to Loan Contacts (under Loan Setup). Add a contact with the type Title Agent

  • If your title agent is already in your Contacts: Click Add Contact and select them from the list.

  • If they're new: Click Add Contact, fill in their details, and set the Business Type to Title Agent.


Step 2 — Generate the title order document

Go to Docs (within the Loan Actions Menu), and click Disclosures

Note: Generating disclosures is what produces the Order Title document — there's no separate "generate title order" action.


Step 3 — Download and send

Once disclosures are generated, scroll the Documents tab to find the Order Title document.

Click Download, then email the file to your title agent.

The title order pulls the agent's company, contact, and address from the Loan Contact you added in Step 1 — no retyping needed.


Frequently asked

Q: I had Title Companies set up under Services. Where did they go?

They've been migrated into Contacts as Title Agents (Business Type: Title Agent, Company-wide: Yes). Nothing was lost — they're just in the unified Contacts directory now, which makes them reusable across all your loans.

Q: Do I need to add a Title Agent to every loan, or just once?

Just once to your Contacts. After that, you add them to each loan via Loan Contacts as a team member.

Q: Why does the Order Title document only appear after I generate disclosures?

The title order pulls fee, property, and party data that's finalized when disclosures are generated. Generating disclosures is the trigger that builds the Order Title document along with the rest of the disclosure package.

Q: Can a Title Agent also be an Approved Service Provider?

That's a separate flag your admin manages in Settings. By default, migrated Title Agents are not flagged as Approved Service Providers. See the Approved Service Providers article (coming with the 4.1.0.0 release) for what that controls.
