How to use the Conditions tab

The Conditions tab, located under the Underwriting collection, displays a list of conditions that must be met before the mortgage can be processed.

You can use Sonar to generate the list, and add in any additional conditions you may have.

Adding Conditions

To add a new condition, click Add Condition.

You will be prompted to enter the borrower, scope (borrower or internal), type(document, preliminary, underwriting, or post-closing), and a name for the condition.

Generating Conditions

To automatically generate a list of unmet conditions, click the Generate button.

Sonar will create a list for you of conditions that need to be met, such as "Photocopy of valid ID" and "Contact information for attorney and real estate broker."

Linking Documents to Conditions

Once you have documents uploaded that satisfy a condition, you can link them to the appropriate conditions in the Documents tab (under the Underwriting category)

Borrower vs. Internal Conditions

Not all conditions are meant to be filled by the borrower. You can also have internal conditions that need to be met by an LO. The borrower will not see these conditions.

Sending to Borrowers

You can send an email directly to your borrowers containing all of the conditions that are still outstanding. Internal conditions will not be sent. If there are no outstanding borrower conditions, Notify Borrower will not send an email to the borrower.
