Lead Stages

Track the status of a lead with lead stages

The Lead Stage of a loan helps you to keep track of where a borrower is in the process of filling out the Point of Sale application.

Viewing the Lead Stage

The current lead stage for a loan is visible on the loan Transaction Tab and within the Loan header

It is also visible on the Leads page.

Note: Lead stages are not the same thing as Key Dates and Milestones. Lead stages are more granular and are meant for tracking applications from the POS to see what point the borrower has reached.

All Lead Stages

The following chart lists all of the possible lead stages as well as what triggers them. Lead stages have linear progression, and it is not possible to go "backwards" to a previous lead stage. Not all leads will go through every lead stage; it is typical for some stages to be skipped because they do not apply to a given lead.

Email

Borrower email has been entered. Skipped if borrower is an existing user.

Phone

Borrower phone number has been entered. Skipped if the borrower is an existing user.

Sign Up

Borrower has signed up for an account by creating a password. Skipped if the borrower is an existing user.

Credit

Credit report has been successfully pulled.

Duplicate Loan (Onboarding)

Loan is a duplicate.

Bad Credit

Credit score below the minimum threshold.

Credit File Locked

Borrower's credit is locked.

Credit File Not Found

The bureau could not find the borrower's credit file.

Insufficient Credit

Borrower does not have enough credit.

Credit Error

An error occurred while running credit.

Estimated Credit

Borrower provided an estimated credit score.

Pricing Recommendations

Credit report ran, system has pulled pricing recommendations. This occurs immediately after the Credit stage with no additional interaction from the borrower needed.

Pricing

Borrower has been presented with pricing options.

No Pricing

No pricing options were found.

Skip Pricing

Borrower chose not to select a loan option.

Dashboard

Borrower has made it to the dashboard.

Co-Borrowers

Borrower has answered question "Do you want to add a co-borrower?"

Personal Information

Borrower has completed "Personal Information" section.

Duplicate Loan (Dashboard)

Loan is a duplicate.

Income

Borrower has completed "Income" section.

Assets

Borrower has completed "Assets" section.

Real Estate Owned

Borrower has completed "My Real Estate" section.

Verify Email

Borrower email has been verified. Note that this may occur "out of order" (skipping previous stages) as the borrower can verify their email at any time.

Declarations

Borrower has filled out declarations.

Preliminary Pricing

Borrower has selected a loan.

Pre-Approval Letter

Borrower has viewed pre-approval letter.

Convert to Purchase

Borrower has completed the "I've Found My Home" section and indicated they are in contract with the subject property.

Final Pricing

Borrower makes a selection under "Final Pricing".

Submit Application

Application has been submitted.

Lender Disclosures Sent

Lender disclosures have been sent.

I2P Signed

Borrower has signed disclosures.

Schedule Appraisal

Borrower successfully paid for appraisal.

Rate Lock

Borrower completed the "Rate Lock" section. Note that this does not mean the borrower has requested a rate lock.

Schedule Closing

Borrower completed the "Schedule Closing" section.
